PMRDA to develop first town plan based on Ahmedabad model at Mhalunge-Maan

The Pune Metropolitan Region Development Authority (PMRDA) plans to develop the first Town Planning (TP) scheme at Mhalunge-Maan on the lines of Ahmedabad model. According to officials, the PMRDA will return 50% of the land acquired from original owners and provide them double the Floor Space Index (FSI).

According to PMRDA commissioner Kiran Gitte, the TP scheme will be executed in the next two years with advertisements been given, inviting objections and suggestions from the people. There are around 800 owners holding around 719 acres in the area, which the planning authority wants to develop based on the Ahmedabad model.

“We will acquire all the land from the owners. After the development plan, half the land will be returned to the owners,” said Gitte on Monday. The PMRDA commissioner said that while the land is under no development zone currently, the planning authority has proposed to offer double the FSI to owners so they may not be adversely affected.

“Once we develop the area, the land prices will go up substantially. This will benefit the owners,” said Gitte. The PMRDA has organised a workshop to explain the TP scheme to all the stakeholders including land owners and developers on Friday. The PMRDA chief also appealed to residents not to sell their land in the next two years as the prices of their properties are set to go up due to the TP scheme. The TP scheme promises to be a major relief for commuters going to Hinjewadi as they will get alternate roads.
