Why you shouldn't worry if you haven't got a flat in DDA draw

DDA is going to launch a bigger housing scheme in 2016 with 35,000 flats likely to be launched in the middle or end of 2016. The prices of the flats are expected to be 15-20% higher than the flats offered in 2014.

If you have not managed to get a flat in the Delhi Development Authority’s (DDA) housing scheme, don’t lose heart.

DDA is going to launch an even bigger housing scheme in 2016 with 35,000 flats likely to be launched in the middle or end of 2016. The flats would be mainly located in Rohini, Dwarka and Narela apart from Vasant Kunj, Sheikh Sarai, Defence Colony and Kalkaji.

The DDA for its biggest housing scheme ever — with over 25,000 flats on offer— on Tuesday. DDA vice-chairman Balvinder Kumar told Hindustan Times that the 2016 housing scheme is going to be even bigger than the latest one.

“At present 35,000 to 40,000 flats are in the pipeline, which will be ready by 2016 and would be offered in the proposed housing scheme,” said a senior DDA official. “The highest concentration of these flats are in Rohini, followed by Dwarka and Narela,” the official said.

“Most of these flats would be one-bedroom type, meant for the economically weaker section (EWS) category. However, there would also a sizeable number of two and three-bedroom flats on offer,” he said.

“Unlike the 2014 housing scheme, where 95% flats were one-bedroom type, the next scheme would have a mix of two and three-bedroom flats,” Kumar had earlier told HT.

The prices of the flats are expected to be 15-20% higher than the flats offered in the 2014 scheme but they would be much lower than the prevailing market rates.

Apart from Rohini, Dwarka and Narela, where DDA has large tracts of land, flats in smaller pockets would also come up in other parts of the city where the land development agency has scattered vacant land.

“We are trying to use a large portion of the vacant land available with us for development of housing. We are trying to find in which areas there is a scope for building flats,” the DDA official said.

DDA has vacant land available in areas such as Sheikh Sarai, Defence Colony, Vasant Kunj, Dakshinpuri, Sarita Vihar, Kohat Enclave, Burari and Nasirpur.

Union urban development minister M Venkaiah Naidu has approved the enhancement of ground coverage and FAR (Floor Area Ratio) in Delhi. If you live in a house or flat built on a plot measuring 750 square metres or above, you will now be able to enlarge the space but wouldn’t be able to add rooms to your house.

FAR of plots measuring 7501000 sqmt has been enhanced from the present 150% to 200% and from 120% to 200% for plots of 1000 sqmt and above. While the ground coverage for plots of 750-1000 sqmt will remain 50%, it has been increased from 40% to 50% for plots of 1000 sq.mt and above.
