Registering your flat in P’kula to pinch you more this year

The administration has decided to massively hike the collector rate of flats in Panchkula, while marginally increasing the collector rates for property in industrial and commercial categories.

The rates for residential plots/houses has not been touched for 2014 15. The collector rate is the price below which the property could not be registered in the city.

INDUSTRIAL PLOTS

The rates for property transaction in industrial area have been increased by 1,000 per sq m for plots up to 1,000 sqm, up to 2,000 sq m and above 2,000 sq m.

COMMERCIAL AREAS

There is hike of 2,000 per sq m for Sectors 7-28 and Mansa Devi Complex (MDC). The highest rate is for Sectors 7, 8 and 9 at 2,52,000 per sqm.

However, in industrial area there is hike of 3,000 per sq m for commercial booths and for scooter repair small booths in Sector 20, there is hike of 10,000 per sqm.

In the category of shop-cum-flats (SCFs), except in Sectors 3, 8, 9, 10, 11, 4, 15, 20, 21 and the MDC, where there is no change in collector rate, other sectors see a hike of Rs 2,000 per sqm.

The highest rate for SCFs is in Sector 7 at Rs 2,42,000 per sqm. In Shop-Cum Offices (SCOs) and double-storey shops (DSS), there is hike of 1,000 per sqm in all the sectors.

Last year, SCOs witnessed a hike from 5,000 15,000 per sq m and DSS saw an increase of 13,000 - 20,000 per sqm.

The highest rate for SCOs is in Sectors 7,8,9,10,11,14,20 and 21 at 2,11,000 per sq m.

PLOTS/HOUSES

There is no hike in collector’s rate for residential property. The highest collector’s rate remains for Sectors 6,7,8,9 and MDC at 52,000 per sq m followed by Sectors 2,4,10 and 11 at 49,000 per sqm.

The collector rate has not been hiked for ground floor. It remains 50% for ground floor, 30% for first floor (earlier 45%) and 20% (earlier 40%) for second floor for the plot area concerned.
